Evaluating Potential Sites or Home Purchases: We frequently assist clients at the earliest stages of a project by evaluating lots or properties before purchase. Sometimes that means walking a hillside lot with a client to determine if the land will support the home they want, or it may mean crawling underneath a “fixer” to see how much work really needs to be done.

Preliminary Design and Budgeting: We take design and budgeting seriously. We develop both hand in hand.

Permit and Bid Documents: These documents include a thorough set of construction drawings (architectural, structural, mechanical, electrical, plumbing, etc.) that will be used to obtain building permits and construction bids. It will also include a written outline scope of work and specifications. Once the construction documents are complete, we review them with the client. Once approved by the client, the project is submitted for building permits and issued for bidding.

Construction Administration: This works begins at the start of construction and ends at the completion of the project. During construction, we make site visits to review the progress of the project and its conformance with the design drawings, and we answer questions the client or the contractor may have. We also review invoices and any change orders from the contractor if requested.

Our practice includes designing interiors for our residential projects. We have knowledge of great sources for everything from tile to light fixtures. We can assist with color selections and even furnishings.

By partnering at the beginning of a project with a contractor we can simplify the lines of communication, ensure a cohesive design and construction team, and offer greater transparency to the process from design to completion.

Real time scheduling updates: We track the progress of your project for you to see. We want you to understand what is happening on your project at all times.

Shared Database: This includes items ranging from subcontractor information to fixture and finish selections. By pooling information into a simple, one-source location there are fewer errors, and fewer questions to answer.

Transparent Budgeting: When we are involved we can ensure greater transparency. You can see how work is progressing relative to the budget, and in the event unforeseen conditions or opportunities arise, we have flexibility to reallocate or adjust the budget efficiently.

Our Design + Build projects are currently limited to the East Bay and San Francisco.
